We walk each property with you, document conditions with photos, and flag safety issues (trip hazards, slippery decks, failed coatings) first.
2. Phase & Budget
Work is prioritized into phases with per-area pricing — urgent repairs now, cosmetic upgrades scheduled around season and budgets.
3. Execute & Document
Crews work property by property on an agreed calendar. Every completion comes with photos, warranty, and closeout docs for the board file.

Yes — that is exactly how we work with property managers. One point of contact, one COI on file, consistent pricing structure, and the same crews across all your Southwest Florida properties.
Can you work without disrupting residents or tenants?
We phase work by building, wing, or amenity area, install nights and weekends where needed, and use HEPA dust-controlled grinding indoors. Walkways stay passable and notice templates are provided for resident communication.
Do you help with budgeting and reserve planning?
We provide written condition assessments with per-area pricing so you can plan this year’s work and budget future phases — useful for reserve studies and board approvals.
What documentation do you provide for boards and owners?
Scope letters, COI with the association listed as additional insured, product data sheets, written warranties, and before/after photo documentation on completion.
