Estero might be the most master-planned town in Southwest Florida — The Brooks, West Bay, Pelican Sound, and the fast-growing Corkscrew corridor all hold homes to a visible standard. Yet every one of those homes closes with the same two unfinished surfaces: a raw garage slab and a bare lanai pad. This guide covers how (and when) to finish them properly.

The curing-compound problem on every new slab

Production builders spray fresh concrete with curing compound — a membrane that helps the slab cure, then stays behind as an invisible bond-breaker. It is why the neighbor's weekend epoxy kit peeled in tire-shaped sheets within a year: the coating stuck to the compound, not the concrete.

The fix is mechanical, not chemical: diamond grinding to a CSP-2 profile that removes the membrane and opens the pores. Add a moisture test (young concrete carries free water, and parts of the Corkscrew corridor sit on wet ground) and the slab is finally ready for a system that lasts. When to coat: the move-in week window

Concrete needs roughly 28-30 days of cure before coating. After that, sooner is genuinely better — coat the garage before the boxes, shelves, and gym equipment arrive and you skip the empty-the-garage logistics forever. Many of our Estero clients book the install for the week after closing; we coordinate directly with closing dates.

The lanai: the upgrade builders skip

Estero lanais are delivered as bare gray pads that stain fast, burn feet by June, and grow a slick algae film every wet season. A coated lanai fixes all three: light-reflective cool-touch color, broadcast texture for wet traction (grandkids and dogs included), and a sealed surface that denies algae a foothold — whatever lands rinses off with a hose.

Sequence tip for homes adding a pool: coat the deck after the pool cage goes up and before the furniture arrives. We coordinate with cage installers and landscapers weekly.

HOA and review boards: built into how we work

Gate access, COI requirements, quiet hours, neutral palettes — Estero's communities have standards and we work inside them daily. Most garage and lanai projects need no approval at all; where finishes are reviewed, our samples and documentation make it a one-meeting yes.
