How to Prepare Your Concrete Floor for Epoxy: A Naples Pro's Checklist
If you remember one thing from this article, let it be this: the coating on top doesn't determine how long your epoxy floor lasts — the prep underneath does.
We've inspected hundreds of failed epoxy installs across Naples, Fort Myers, and Cape Coral. In 95% of failures, the coating itself was fine. The prep was the problem.
This is the exact checklist our crew follows before touching a drop of epoxy — and a candid explanation of why most DIY attempts (and some low-bidding contractors) skip these steps and fail.
The Uncomfortable Truth About DIY Epoxy Prep
Every hardware store sells "epoxy kits" with a cleaning packet, a degreaser, and maybe an acid wash. The instructions read like a Saturday project.
Here's what those instructions leave out:
- ❌ No moisture vapor emission testing
- ❌ No surface profile measurement
- ❌ No density/hardness evaluation
- ❌ No contamination analysis (silicone, oils, curing compounds)
- ❌ No crack or joint repair
- ❌ No profile-grinding or shot-blasting
- ❌ No primer selection based on slab condition
The acid wash you bought is a Band-Aid that will maybe give you 6-18 months of adhesion. Meanwhile, a properly prepped slab gives you 20+ years.
That's the honest tradeoff between a $200 DIY kit and a $5,000 pro job.
The 10-Step SWFL Prep Checklist
Step 1: Slab Assessment & History
Before we quote, we ask:
- How old is the slab?
- What was it built for (original intent)?
- Has it been coated before? What with?
- Any flooding history? (Big one in SWFL post-Ian.)
- Oil/chemical exposure?
- Visible cracks, heaves, or expansion-joint failures?
This isn't paperwork — it determines the entire prep strategy.
Step 2: Moisture Vapor Emission Testing (MVE)
We run ASTM F1869 calcium chloride tests or ASTM F2170 in-slab RH probes on every Naples residential quote.
- <3 lbs / 75% RH: Standard prep, no moisture primer needed.
- 3-5 lbs / 75-85% RH: Requires MVE-rated primer.
- 5+ lbs / 85%+ RH: Requires full moisture-barrier system (2-component epoxy primer rated for 12-20 lbs).
Ninety percent of DIY failures come from skipping this test. Your Naples slab is almost certainly above 3 lbs — especially if it's older than 10 years.
Step 3: Surface Contamination Analysis
We look for:
- Silicone (from old caulk, releases, or car-care products) — catastrophic for epoxy adhesion. Often invisible.
- Oil soak — requires solvent-degrease + oil-stop primer.
- Old curing compounds — many 1980s-1990s SWFL slabs have a topical cure-and-seal that epoxy won't bond to.
- Efflorescence (white salt crystals) — indicates moisture issue; resolve before coating.
- Paint/sealer/previous coating — must be mechanically removed, not dissolved.
Water-drop test: we flick water on the slab. If it beads = contaminated. If it absorbs in <30 seconds = workable.
Step 4: Crack Mapping & Repair
Cracks > 1/8" width need to be:
- Chased (widened with a crack chaser tool)
- Vacuumed clean
- Filled with flexible polyurea or epoxy mortar (not caulk — caulk telegraphs through)
- Feather-sanded flush
Expansion joints are honored — we fill them with flexible polyurea and continue the joint through the coating. Trying to bridge an expansion joint with rigid epoxy = guaranteed crack telegraph within a year.
Step 5: Surface Profile Prep (The Big One)
Epoxy needs mechanical tooth to bond — chemistry alone isn't enough.
Wrong methods:
- ❌ Muriatic acid wash — leaves residue, weakens surface, doesn't create real profile.
- ❌ Pressure washing alone — cleans but doesn't profile.
- ❌ Sanding with a palm sander — cosmetic only.
Right methods:
- ✅ Diamond grinding with HEPA-vac dust collection (what we use 95% of the time)
- ✅ Shot-blasting for large commercial jobs
- ✅ Scarifying for very contaminated slabs needing aggressive removal
Target profile: CSP-3 to CSP-4 (ICRI standard — feels like 40-60 grit sandpaper to the touch).
We measure with a CSP profile chip gauge. Visual-only is not accurate enough.
Step 6: Deep Vacuum & Wipe-Down
After grinding, we triple-vacuum with HEPA + microfiber tack. Any residual grinding dust = adhesion loss.
Step 7: Crack & Pinhole Filling (Final Pass)
After grinding reveals additional hairline cracks and voids, we do a second fill pass with low-viscosity epoxy filler. This is why pros produce glass-smooth floors and DIYers produce bumpy ones.
Step 8: Primer Selection
Based on Step 2 (moisture test) and Step 3 (contamination), we choose:
- Standard epoxy primer — clean dry slab <3 lbs MVE
- Moisture-mitigation primer — 3-12 lbs MVE
- Oil-stop primer — hydrocarbon-contaminated slabs
- Densifier primer — weak/dusty slabs
- Vapor-barrier system (2-part) — extreme MVE or flood-prone
Using the wrong primer is the second-biggest failure cause after skipping moisture testing.
Step 9: Environmental Setup
Before we pour epoxy:
- Target slab temp: 60–80°F
- Target air temp: 65–85°F
- Target RH: <75%
- Dew point: slab must be >5°F above dew point (otherwise condensation forms under the coat)
In SWFL, we often deploy portable AC and dehumidifiers to hit these numbers. Yes, it costs us money. No, we don't skip it.
Step 10: Final Inspection Walk
Before the first drop of Part A + B is mixed, the lead installer walks the slab with:
- Thermal imaging camera (detects damp spots)
- Moisture meter (spot checks)
- Clean white rag (shows any remaining contamination)
- Profile gauge (verifies CSP target)
If any of the 10 steps fails, we don't install that day. Full stop.
What You Can (Responsibly) DIY
Small areas with known-good slabs (newer construction, no moisture issues, no previous coatings) can reasonably be DIY'd if:
- The slab is under 5 years old with intact vapor barrier
- You have no flood history
- You rent a real diamond grinder (not sandpaper, not acid)
- You buy a 2-part water-based epoxy rated for residential garage
- You accept a 3-7 year lifespan instead of 20+
For anything beyond that — Naples heat, older slabs, flood zones, high-end homes, commercial spaces, or where you want a lifetime warranty — prep is the battle. And prep requires pro tools and know-how.
